Refurbishment

Refurbishment of an existing industrial building transforms old tired looking buildings in to modern clad structures at a fraction of the cost of a new-build project.

Curtis Moore have carried out many Contracts whereby the existing roof and wall coverings were either stripped or over-clad with new roof and wall cladding materials. 

Many old buildings do not conform to current building regulations with regard to thermal performance. Refurbishment provides an opportunity to upgrade existing roof and wall claddings to conform with current regulations by using modern insulated roof and wall systems.

The project illustrated opposite was a traditional concrete portal framed building which had an asbestos cement clad roof, and roughcast brick and block walls. Curtis Moore were called in to offer specifications and cost proposals for a complete fabric upgrade.

The accepted proposal involved the complete stripping and disposal of the existing roof coverings, and installation of an insulated composite panel roofing system incorporating mansafe GRP Rooflights. 

Being a concrete portal, this proved a problem for the fixing of the roof panels which are normally secured to steel purlins. Curtis Moore designed a galvanised steel top-hat section which was secured directly to the bearing face of the existing concrete purlin. The roof panels were then secured to the new top-hat rails.

The existing brick and block walls were originally finished with a wet dash roughcast. Over the years the finish had cracked and was spalling in places. Curtis Moore proposed an over-cladding specification which involved the removal of loose roughcast prior to over-cladding.

Treated timber rails were secured to the existing brickwork, and clad with Plastisol coated profiled sheeting. The cladding was trimmed around the perimeters, doors and windows with flashings in a contrasting colour. An external skin of facing brick was introduced on the front elevation.

The completed project was a total transformation of a 30 year old tired looking building in to a modern industrial unit fully compliant with current building regulations.
